YAS LIVING

Yas Living sits on the northeast side of Yas Island in Abu Dhabi, overlooking the canal. The three buildings are minutes from Yas Central Park and Yas Mall, with Warner Bros. World Abu Dhabi, Yas Waterworld, Ferrari World, SeaWorld Abu Dhabi and Yas Marina Circuit a short distance away, and Zayed International Airport close by.

Aldar publishes five layouts at Yas Living: studios, one bedroom, two bedroom, two bedroom with maid's room and three bedroom with maid's room. Published sizes begin at about 355 sq ft for a studio, about 764 sq ft for a one bedroom, about 1,151 sq ft for a two bedroom and about 2,109 sq ft for the largest homes.

Launch pricing started from AED 980,000 for a studio, AED 1,650,000 for a one bedroom, AED 2,450,000 for a two bedroom and AED 4,500,000 for the largest three bedroom layout. Because the release sold out within days, homes bought today are resale and each one is priced individually, so current figures differ from these launch prices.

The launch plan was structured 65/35: 65 per cent payable through the construction period, beginning with the Down Payment on booking, and the remaining 35 per cent on handover. Published material puts completion in the fourth quarter of 2028. Aldar has not published a handover date of its own, so confirm the schedule before you commit to a resale purchase.

Each of the three buildings has its own amenity set rather than one shared podium. Residents have an adults' pool and a children's pool, a cinema room, a zen garden, a multi-function games room, children's play areas and a fully equipped gym with a power room, set among landscaped outdoor areas and shaded walkways.

Yas Living is developed by Aldar Properties, the Abu Dhabi developer behind much of Yas Island. The project belongs to Aldar's living collection and was brought to Yas Island in October 2025. It targets an Estidama 3 Pearl sustainability rating, with landscaped grounds, shaded walkways and pedestrian-friendly streets through the community.

Aldar released Yas Living for sale on 6 October 2025 to buyers of all nationalities and confirmed a sell out within days, with sales of more than AED 1.3 billion. Homes are therefore bought today through the resale market, where availability changes week to week and each unit is priced individually by its seller.

The studios and one bedroom homes suit investors who want a Yas Island address at a launch entry price that started under AED 1 million. The two and three bedroom layouts, including those with a maid's room, suit families who want a canal-side home within reach of the island's retail, leisure and entertainment.
