Aldar's launch release sets out the home types:

Aldar redesigned the plans for this phase with larger bedrooms, pantries, studies, laundry rooms and storage, and every home has solar water heating, heat-reflecting materials, water-saving fixtures, LED lighting and smart meters for electricity and water. Yas Acres is built around a 9 hole golf course and a canal promenade, with community swimming pools, parks and gyms listed by Aldar, and a school, mosques, shops and restaurants planned within the community. Beyond the gates, Yas Island's attractions are minutes away: Yas Mall, Ferrari World, Warner Bros. World, Yas Waterworld, Yas Marina Circuit, Yas Links golf club and the beach.

Location and connectivity

The Magnolias sits in the north of Yas Island, in the Yas North district (ADREC community YN5), a few minutes from the island's highway exits, Zayed International Airport and Al Raha Beach across the water, with the E12 and E10 highways linking the island to downtown Abu Dhabi, the airport and Dubai. Aldar noted at launch that twofour54's Yas Creative Hub in Yas South would bring a working population of over 10,000 to the island. Buying here today

Aldar sold every Magnolias home in 2021, so there is no developer price list or payment plan: homes come from their owners at prices each seller sets, which move with the type, the plot, the golf or park view and the finish. A purchase is paid in cash or with a mortgage from a UAE bank and completed at the transfer. Service charges are set by the community management and confirmed for each home. Yas Island is one of the Abu Dhabi investment zones in which buyers of any nationality can own property, and Aldar opened The Magnolias to all nationalities from the first day of sales; we confirm what the title of each home allows before you make an offer.
