Waldorf Astoria Residences Yas — Branded Apartments on Yas Island

It is a branded residential development by Aldar Properties on Yas Island, Abu Dhabi, created with Hilton under the Waldorf Astoria name. Announced in May 2025, it is the first Waldorf Astoria Residences in Abu Dhabi and the first branded residential project on Yas Island, with 133 furnished homes.

The residences stand along Yas Links Golf Course on Yas Island, Abu Dhabi. They are flanked by mangrove waterfront views on one side and Yas Marina Circuit on the other. Ferrari World Abu Dhabi, Warner Bros. World Abu Dhabi, SeaWorld Abu Dhabi, Etihad Arena and the Gardenia Bay promenade are all on the island.

Aldar has published a collection of 133 furnished homes made up of one to three bedroom apartments, one bedroom duplexes and four bedroom penthouses. Living areas are generously proportioned, with floor to ceiling windows framing Yas Links, Yas Marina Circuit or the Arabian Gulf, and each home has an expansive balcony.

Aldar Properties is the developer. Hilton is the brand partner through its Waldorf Astoria marque, and the brand is used under licence from Hilton. As the project disclaimer states, the residences are not owned, developed or sold by Hilton, and Hilton makes no representations, warranties or guarantees with respect to them.

Shared facilities include a Peacock Alley inspired residents lounge, a fitness and spa facility, a serviced swimming pool overlooking Yas Links, a cinema, games room, simulator room, media room, multi purpose room, private dining room and kids club. Services cover a 24/7 hotel style concierge, valet, doorman and bellboys, a security manager, building maintenance and concierge laundry.

Aldar announced on 26 May 2025 that all 133 homes sold on launch day, generating AED 850 million in sales, so the original release is fully allocated. Any home that becomes available now does so through the resale market, and the total will always remain 133. Masterpiece Property monitors listings as they appear.

Aldar is targeting 3 Pearl Estidama and 2 Star Fitwel ratings. Low carbon concrete and steel are used to cut construction related emissions by 25 per cent, and the completed buildings are designed to be 35 per cent more energy efficient and 45 per cent more water efficient than the relevant standards.

It suits end users who want a serviced, furnished home with hotel style support beside a championship golf course, and investors seeking a scarce branded asset in Abu Dhabi. Buyers at launch were drawn heavily from overseas, with expatriate residents and international investors accounting for 76 per cent of total sales.
