The Canopies at Yas Point

Aldar Properties is the developer. The Canopies is the first residential community launched inside Yas Point, Aldar's AED 6 billion waterfront destination on the northern shore of Yas Island. Aldar introduced the project on 21 July 2026 and opened sales on 29 July 2026, recording AED 1.5 billion of sales during the launch period.

The community sits at Yas Point on the northern shore of Yas Island in Abu Dhabi. Yas Mall, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi and Yas Marina Circuit are all minutes from the door. Zayed International Airport is around 10 minutes away by road, Saadiyat Island around 15 minutes and Dubai around 50 minutes.

Aldar released 592 apartments across six mid-rise buildings, covering studios and one, two and three bedroom homes. The layouts currently offered in this release are two bedroom apartments, and two and three bedroom homes with a maid room and storage, from around 105 square metres. The Canopies is offered on a 55/45 payment plan. A 5% Down Payment is paid on booking, further instalments across construction milestones bring the total paid to 55% by completion, and the remaining 45% is due on handover. We confirm the exact milestone schedule with Aldar before every reservation, because terms can differ between releases.

Aldar gives handover for The Canopies at Yas Point as 2030, around four years after the July 2026 launch. Construction programmes are set by the developer and can shift, so we confirm the current delivery date with Aldar before every reservation and keep buyers updated as construction milestones are reached.

Shared facilities include two resort-style swimming pools with children's splash areas, two gymnasiums, co-working lounges, a private residents lounge, a multi purpose room, children's play areas, and retail and dining outlets. More than 10,000 square metres of landscaped open space wraps the six buildings, with shaded pathways, gardens and outdoor wellness areas leading towards the waterfront promenade.

Yes. Yas Island is a designated investment zone, so homes at The Canopies are available to buyers of all nationalities on a freehold basis. Masterpiece Property handles reservation, payment scheduling and Abu Dhabi registration for buyers based outside the UAE, and can arrange remote signing where a buyer cannot travel.

It suits investors and end users alike. Yas Island already carries established tourism, retail and entertainment demand, and Yas Point will add a five star hotel, an international school, retail and beach frontage over time, so early buyers hold a position in a maturing masterplan. Aldar reported that 84% of launch buyers were new to the developer.
