Mayan

Mayan is a waterfront residential community on Yas Island, Abu Dhabi, developed by Aldar Properties. Aldar launched sales in November 2015 and awarded the main construction contract in April 2017 for five buildings of eleven storeys holding 512 homes, 19 of them beach villas set along the Yas shoreline beside Yas Links Golf Course and the mangroves.

Mayan sits next to Yas Links Golf Course, overlooking the mangroves and the Arabian Gulf. Using Aldar's published drive times, Yas Plaza hotels and Ferrari World Abu Dhabi are about 5 minutes away, Yas Beach and Yas Bay 6 minutes, Etihad Arena 7 minutes, Yas Mall 10 minutes and Abu Dhabi International Airport around 15 minutes.

Mayan offers studios through to four bedroom apartments, plus golf course homes and beachfront houses. Aldar's brochure shows studios of roughly 451 to 738 sq ft, one bedroom homes of 985 to 1,211 sq ft, two bedroom homes of 1,219 to 1,750 sq ft, three bedroom homes of 2,329 to 2,415 sq ft and a four bedroom layout near 3,011 sq ft.

Mayan is a finished community, delivered in 2020, so buyers purchase completed homes rather than off plan units. That means you can view the actual apartment before committing, move in without waiting for a handover date, or place a tenant and begin earning rental income straight away.

Aldar lists swimming pools and children's pools, sun decks, gymnasiums, barbecue areas, children's playgrounds, retail outlets, underground parking, a 24 hour concierge and access to the beach. At launch Aldar also referenced infinity pools facing the sea, steam rooms and saunas, with Yas Links Golf Course and the island's leisure destinations immediately nearby.

Yes. Aldar released Mayan within an investment zone on Yas Island and confirmed at launch that it was available for purchase by all nationalities. Buyers of any nationality can therefore acquire a home at Mayan, subject to the standard Abu Dhabi registration and transfer requirements applied by the relevant authorities.
