Homes and layouts

The building rises over two basements, a ground floor, 15 residential floors and a roof, standing 65 metres tall with a slab to slab ceiling height of 3.5 metres. The official project register lists 266 homes, and the layouts on offer include:

• Three bedroom apartments.
• Four bedroom apartments, with duplexes and sky villas among the larger homes.

Homes are handed over fully furnished by The One, with semi closed kitchens fitted with Siemens appliances, Roca sanitary ware, Carrier air conditioning, marble flooring and custom cabinetry. Burtville's brochure lists laundry rooms, storage rooms and maid's rooms among the home features, duplexes and sky villas have private lifts, and ground floor homes and sky villas have private gardens. Burtville has not published a full list of layouts or their areas, so we confirm the exact layout, its size and whether it has a maid's room in writing before you reserve.

Amenities and lifestyle

The ground level holds a landscaped garden of 30,000 sq ft with an outdoor pool of 15 by 25 metres, shaded pools for adults and children, a splash park, a play area, a basketball court, barbecue areas and an outdoor cinema. The health club runs over three levels with a gym, a sauna and steam rooms, and residents share all season lounges. The roof carries a garden with an infinity pool, open terraces and a rooftop cafe. Every family receives seven years of complimentary access to Yas Beach Club, with a shuttle service. Hotel style services such as valet parking, housekeeping, in residence dining, childcare and airport transfers can be booked as you need them.

Location and connectivity

Yas Bay is the waterfront district in the south of Yas Island, and Residence 31 sits close to Yas Mall and Etihad Arena. Burtville counts 12 world class attractions on the island, among them Ferrari World Abu Dhabi and Yas Marina Circuit, with fine dining, shopping and entertainment around the bay. Yas Beach Club and its private beach are a short shuttle ride away, and Zayed International Airport is close by road.

Payment plan and handover

Burtville has not published a price list or a payment plan for Residence 31, so both are confirmed in writing when you enquire, against live availability. The contractual completion date is 31 March 2029. Burtville's construction report for August 2026 put the building at 45.3 per cent complete against 37.8 per cent planned, with a forecast completion in the second quarter of 2028. The service charge is estimated at 17 to 19 dirhams per sqft, including the Bab Al Qasr charges. Homes on Yas Island are freehold and open to buyers of every nationality.

Who it suits

One and two bedroom homes suit buyers who want a furnished, serviced home close to the arena, the restaurants and the offices of Yas Bay. The three and four bedroom apartments suit families, who also gain the beach club access and the children's pools and play areas.
