An internal lift serves every floor as an option. Homes are handed over fully finished, with kitchen cabinets and countertops, fully tiled bathrooms with a shower in each, central air conditioning, vanity units and mirrors, and private balconies or terraces set by the unit plan. Note that the brochure floor plan sheet labels the type a three bedroom townhouse while the current factsheet lists 312 four bedroom townhouses over ground plus three floors and a roof, so we confirm the bedroom count on the plan of your specific unit before reservation.

The shared facilities are built around family use: a large swimming pool, a separate children's pool, a gymnasium, a kids play area, shaded seating areas, barbecue stations and landscaped green areas, with a private parking space for each house. Because every townhouse has its own pool and roof terrace, the community pool works as a social space rather than the only place to swim.

Khalifa City sits between the airport and the city, which keeps drive times short in both directions. The developer publishes:

Payment plan and handover

Prices start from 4,380,000 AED for a townhouse. The published plan splits into a 10 per cent Down Payment on booking, 51 per cent in instalments through construction and 39 per cent on handover, which is expected in the third quarter of 2028. The developer's latest published progress update puts construction at just under 66 per cent complete. Ownership is freehold, so buyers of all nationalities can own a house here outright.

Who it suits

This is a family buy rather than a studio investment: a house of more than 4,000 sqft with a private pool, a maid's room and a lift, in an established part of Abu Dhabi where schools and supermarkets already exist. It also suits an owner who wants villa space without the villa price of the islands, and who values a fifteen minute run to the airport for regular travel.
