Total areas run from 868 to 1,216 sq ft for two bedroom apartments across nine layouts, 1,211 to 1,422 sq ft for three bedroom apartments across five layouts, and 1,708 to 1,849 sq ft for the two four bedroom layouts. The plans show an open kitchen beside the living and dining room, en suite bedrooms as set out in each layout, built in wardrobes, fully tiled bathrooms with a shower in each, double glazed windows, and a balcony 1.8 metres deep on most floors. Several plans, including the largest two bedroom layout, add a maid's room with its own bathroom and a store.

Amenities and lifestyle

Location and connectivity

Shams Abu Dhabi is the busiest quarter of Al Reem Island, and Marlin 2 sits on its waterfront edge with views over the channel and the city skyline. The developer's own location sheet puts the tower 15 minutes on foot from Al Reem Central Park, 7 minutes by car from Shams Boutik, 10 minutes from Reem Mall, 12 minutes from Abu Dhabi Mall, 13 minutes from Cleveland Clinic Abu Dhabi and the Galleria Mall on Al Maryah Island, 15 minutes from Downtown Abu Dhabi, and 20 minutes from Saadiyat Island and the Louvre Abu Dhabi.

Payment plan and handover

Reportage publishes a starting price of AED 1.6 million for Marlin 2. The developer runs more than one payment schedule on its Abu Dhabi projects, so the Down Payment, the instalment pattern and any launch offer are set unit by unit at reservation rather than fixed for the whole tower. Reportage has not published a handover date for the tower, so the expected completion is confirmed on enquiry along with the current construction position. Al Reem Island is one of Abu Dhabi's investment zones, so homes here are sold freehold to buyers of any nationality, and the title terms are put in writing before a reservation is signed.

Who it suits

Marlin 2 suits families who want a three or four bedroom apartment with a deep balcony and a maid's room inside a walkable island district, buyers who prefer a mid rise waterfront tower to a high rise address, and investors who follow Al Reem Island because its offices, clinics, schools and retail keep rental demand steady all year. With 164 apartments in total and no small units, availability is limited and moves quickly between releases.
