Baia is developed by Reportage Properties, one of the largest private developers in the United Arab Emirates, with residential communities across Abu Dhabi and Dubai and projects in several international markets. Reportage designed the scheme and is delivering all 50 townhouses at Al Raha Beach.

Baia sits on Al Raha Boulevard at Al Raha Beach in Abu Dhabi, along a canal with direct access to the beach. The developer's location sheet puts it 8 minutes from Al Raha Mall and Zayed International Airport, 10 minutes from Khalifa City and Etihad Arena, and 12 minutes from Yas Island.

Baia holds 50 townhouses in total: 12 with three bedrooms and 38 with four bedrooms. Official floor plans place three bedroom homes at 1,881 to 2,603 sq ft of total area and four bedroom homes at 2,055 to 2,581 sq ft, each with five bathrooms counting the guest toilet and a private terrace.

Reportage publishes a starting price of AED 3.9 million for Baia. The price of an individual townhouse depends on its layout, its position along the canal and the size of its terrace, so our team shares the live price list for the layouts actually released at the time you enquire.

Reportage runs more than one payment schedule on its Abu Dhabi projects, so the Down Payment, the instalment pattern and any launch discount are set at reservation for the specific townhouse. Completion is scheduled for the second quarter of 2029, and our team confirms the current schedule in writing before you reserve.

The developer lists a gym over two floors, swimming pools for adults and children, landscaped areas and seating spots, a children's play area, a barbecue area, a dedicated pets area and 109 basement parking spaces. Al Raha Beach adds its own promenades, retail and beach frontage nearby.

Reportage specifies private balconies or terraces as set out in each unit plan, fitted kitchen cabinets and countertops, fully tiled bathrooms and en suites with a shower in each bathroom, double glazed windows, vanity units with mirrors, central air conditioning, private parking, and a laundry with a maid's room in some layouts.
