Official floor plans place three bedroom townhouses at 1,881 to 2,603 sq ft of total area across two layouts, and four bedroom townhouses at 2,055 to 2,581 sq ft across six layouts. Each plan carries five bathrooms counting the guest toilet, a foyer, a storage room and a private terrace, with a shower in each bathroom and en suites where the layout allows. Several layouts add a laundry room and a maid's room. The developer specifies fitted kitchen cabinets and countertops, fully tiled bathrooms, double glazed windows, vanity units with mirrors, central air conditioning and private parking, with 109 basement parking spaces serving the 50 homes.

The developer's location sheet places Baia 5 minutes from Al Raha Creek, 8 minutes from Al Raha Mall, Al Raha Beach Resort, Masdar City and Zayed International Airport, 10 minutes from Khalifa City and Etihad Arena, 12 minutes from Yas Island and Ferrari World, and 14 minutes from Sheikh Zayed Grand Mosque.

Payment plan and handover

Reportage publishes a starting price of AED 3.9 million for Baia. The developer runs more than one payment schedule on its Abu Dhabi projects, so the Down Payment, the instalment pattern and any launch discount are set at reservation for the specific townhouse rather than fixed for the whole community. Completion is scheduled for the second quarter of 2029. Who it suits

Baia suits families who want a house with its own terrace and parking inside an established waterfront district, buyers who prefer a community of 50 homes to a tower of several hundred, and owner occupiers who value a short run to the airport and to Yas Island. With only 12 three bedroom homes in the whole scheme, the smaller layouts are the ones that move first.
