At handover Aldar counted 1,221 homes at Al Zeina:

• 952 apartments, including the 1 and 2 bedroom layouts Aldar lists on its project page and duplex garden apartments on the podium levels.
• 26 penthouses on the top floors of the apartment buildings.
• 119 townhouses set in the gardens between the buildings.
• 124 attached and semi attached villas: sky villas on the upper levels and beach villas on the sand, some with private courtyards and pools.

Aldar does not publish floor plans, sizes or bedroom counts for the townhouses and villas today, so we confirm the layout and the exact area of each home from its title deed before a viewing.

Amenities and lifestyle

Aldar's community facilities at Al Zeina are a private beach, swimming pools including an infinity pool on the waterfront, a gym, a childcare centre, a library with reading rooms and children's play areas, all within walking distance of the homes. The Al Zeina retail community, launched by Aldar in the last quarter of 2017, has 19 outlets across 7,455 sqm on the street side of the buildings, with a supermarket, cafes and everyday services, and Gardens Plaza at Al Raha Gardens is a few minutes away for more shops and restaurants.

Location and connectivity

Al Raha Beach runs along the E10, the main road between Abu Dhabi island and Dubai, opposite Yas Island and next to Al Raha Gardens and Khalifa City. Al Zeina sits next to Al Muneera, with Al Bandar beyond it, and its beach villas look across the channel to Yas Island. Zayed International Airport, Yas Mall, the Yas Island theme parks and Al Raha Mall are a short drive away, and the schools of Khalifa City and Al Raha Gardens are close by.

Buying here today

Al Zeina is complete and sold out by Aldar, so homes come from their owners: there is no developer price list or payment plan. Prices are set by each seller and move with the home type, the floor, the view and the condition of the home. A purchase is paid in cash or with a mortgage from a UAE bank and completed at the transfer. Service charges are set by the community management and confirmed for each home. Al Raha Beach is one of the Abu Dhabi investment zones in which buyers of any nationality can own property, and we confirm what the title of each home allows before you make an offer.

Who it suits

Families who want a finished home with a private beach and gardens near the airport and Yas Island, buyers who prefer an established community with its shops, pools and beach already in use to a new launch, and investors who want an apartment with steady rental demand from people working at the airport, in Khalifa City and on Yas Island. The 1 and 2 bedroom apartments are the entry point, while the townhouses and the sky and beach villas suit larger households.
