Homes and layouts

Aldar's project page lists three home types:

• Apartments with 1 to 4 bedrooms in the multi storey buildings on both sides of the canal, most with balconies and views over the water, the beach or the community gardens.
• 4 bedroom townhouses in rows along the water's edge.
• 5 bedroom villas, a small group of family homes with canal and waterfront views.

At handover in 2012 Aldar counted 1,445 homes: 1,286 apartments, 148 townhouses and 11 villas, beside Al Noor Tower, a 12 storey office building. Aldar no longer publishes floor plans or sizes for Al Muneera, so we confirm the layout and the exact area of each home from its title deed before you view it.

Amenities and lifestyle

The whole community is built around water: a beach on the Gulf side, a canal between the island and the mainland, and a promenade with landscaped gardens and water features. Al Muneera Beach Plaza, Aldar's retail strip opened in 2013, holds 28 shops, cafes and restaurants facing the sea across 4,172 sqm, with a supermarket, a gym and a nursery among the tenants. Residents have swimming pools and gyms within the buildings, childcare facilities, prayer rooms and reading rooms, and the park at the centre of the island for children and evening walks.

Location and connectivity

Al Raha Beach runs along the E10, the main road between Abu Dhabi island and Dubai, opposite Yas Island and next to Al Raha Gardens and Khalifa City. Al Muneera sits in the Khor Al Raha precinct, with Al Zeina and Al Bandar as its neighbours. Zayed International Airport, the Yas Island theme parks, Yas Mall and Al Raha Mall are all a short drive, and the city centre is reached along the E10 without leaving the main road. The schools of Khalifa City and Al Raha Gardens are close by.

Buying here today

Al Muneera is complete and sold out by Aldar, so homes come from their owners: there is no developer price list or payment plan. Prices are set by each seller and move with the building, the floor, the view and the condition of the home. A purchase is paid in cash or with a mortgage from a UAE bank and completed at the transfer. Service charges are set by the community management and confirmed for each home. Al Raha Beach is one of the Abu Dhabi investment zones in which buyers of any nationality can own property, and we confirm what the title of each home allows before you make an offer.

Who it suits

Families who want a finished beachfront home near the airport and Yas Island, buyers who prefer an established community with its shops and beach already open to a new launch, and investors who want an apartment with steady rental demand from people working at the airport, in Khalifa City and on Yas Island. The 1 and 2 bedroom apartments are the entry point, while the townhouses and villas suit larger households who want the water at the door.
