Al Nada is a residential address by Aldar Properties in the Al Muneera community at Al Raha Beach, Abu Dhabi. It forms part of Al Muneera's mainland precinct, which Aldar describes as 650 apartments across four buildings, Al Nada 1, Al Nada 2, Al Sana 1 and Al Sana 2, together with 84 four bedroom townhouses. Across both of its precincts Al Muneera holds 1,286 apartments, 148 four bedroom townhouses and 11 five bedroom beachside villas, with the island side and the mainland side separated by a landscaped canal lined with cafes and promenades. The developer records the mainland residences as due for handover in January 2012, so Al Nada is an established address rather than an off plan launch, and homes here reach the market through resale.

Location and connectivity

Al Raha Beach is Aldar's waterfront master development, laid out along eleven kilometres of sheltered coastline and made up of a series of precincts that include Al Bandar, Al Muneera and Al Zeina. The published community information places the destination around twenty minutes from Abu Dhabi city centre and directly across the water from Yas Island, home to the Formula 1 race track, Ferrari World Abu Dhabi and golf courses. The Aldar headquarters building stands at the heart of Al Raha Beach and houses international and local firms, which keeps commuting short for residents who work there. Homes and layouts

The published schedule for Al Muneera covers one bedroom apartments of 75 to 90 sq m, two bedroom apartments of 124 to 137 sq m, three bedroom apartments of 153 to 195 sq m and four bedroom apartments of 210 to 228 sq m. Two, three and four bedroom homes are specified with sea views and balconies, and some one bedroom apartments have balconies as well. Parking is allocated at one space for one and two bedroom apartments and two spaces for the three and four bedroom layouts. Homes were handed over with fitted kitchens and integrated appliances, a washer and dryer and air conditioning, with home automation and a video intercom listed in the published interior specification.

Amenities and daily life

Al Muneera residents share eight temperature controlled swimming pools open daily from 6am to 10pm and patrolled by trained lifeguards, with a children's pool adjoining each one, twelve gymnasiums, and changing rooms with lockers and showers. Residents and their guests have a private beach patrolled by lifeguards from 6am to 6pm, landscaped and grassed areas, two children's play areas, and canal and waterfront promenades. Security is on site around the clock, with 253 cameras covering the common areas. Retail across Al Muneera covers more than 2,930 sq m, with over 770 sq m given to food and beverage, and Al Muneera Beach Plaza adds 28 outlets across 4,172 sq m of waterfront retail launched in the first quarter of 2013.

That combination answers two different briefs. End users get a finished waterfront home with private beach access, everyday retail close by and offices a few minutes away. Investors get an established address inside a designated investment zone, in a market where the Abu Dhabi Real Estate Centre reported new lease prices up 17 per cent for apartments and up 21 per cent within investment zones during the first half of 2026, with resident expatriates and non-resident foreign buyers accounting for 70 per cent of residential sales value.
