Al Hadeel

Al Hadeel stands on Al Raha Boulevard in the Al Raha Beach district of Abu Dhabi, on the seafront directly beside Aldar's Al Bandar precinct. Al Raha Beach is an Aldar waterfront masterplan covering 12 million sq m across 11 precincts, planned as the new gateway to Abu Dhabi and holding Al Bandar Marina within the same district.

Al Hadeel was developed by Aldar Properties, the Abu Dhabi developer behind the wider Al Raha Beach masterplan. Aldar awarded the main construction contract in April 2015 to Al Fara'a General Contracting, and the company announced in October 2017 that the completed homes would be delivered to buyers that December.

Al Hadeel is complete. Aldar launched sales in May 2014, the building sold out on the day of launch, and handovers to buyers began in December 2017. Homes are therefore acquired on the resale market rather than from the developer under a construction schedule, so the finished home, its condition and its outlook are visible before a price is agreed.

Al Hadeel combines apartments, townhouses and duplexes in one seafront building. Apartment layouts recorded for the development run from about 1,023 sq ft for a one bedroom, through 1,378 sq ft and 1,878 sq ft for two bedroom plans, to 2,019 sq ft for a three bedroom. Aldar does not publish sizes for the townhouses and duplexes.

Aldar's delivery announcement recorded 223 apartments, townhouses and duplexes at Al Hadeel, set within 32,946 sq m of gross leasable area. The building occupies a 10,000 sq m plot with a building footprint of 57,000 sq m. It is one seafront address rather than a cluster of towers, so the community stays small.

Aldar publishes gyms, a children's pool, a children's play area, a jogging track, barbecue areas, and boutique cafes and restaurants for Al Hadeel, delivered under the company's Design for the Environment standard. Facilities recorded for the building also include a swimming pool, covered parking and a spa. Al Bandar Marina, in the same district, operates 145 berths for vessels from 6.5 to 24 metres.

Al Hadeel sold out at launch and was handed over in 2017, so no developer instalment structure or Down Payment schedule applies today. Ownership changes hands on the secondary market, where the deposit, the settlement date and any existing tenancy are matters for the two parties to agree, with mortgage finance arranged separately.

It suits end users who want a finished seafront home in an established Aldar community, with the marina, cafes and everyday retail inside the precinct. It also suits buyers who prefer completed stock over construction risk, since the homes have been occupied since 2017 and there is no build programme left to carry.
