Rawya villas use sharp angles, rectilinear volumes and natural stone, with floor to ceiling windows, a double height entrance foyer and a first floor terrace running the length of the villa. The 4 bedroom Rawya has 344 sqm of built up area on a plot of 500 to 615 sqm, with 4 bathrooms and 2 parking spaces, and the 5 bedroom Rawya has 518 sqm on a plot of 725 to 800 sqm, with 6 bathrooms and 3 parking spaces. Rihal villas draw on traditional Arabic architecture, with decorative screens that reinterpret the mashrabiya, stone walls, pergolas and an open courtyard that becomes an outdoor room in winter. The 4 bedroom Rihal has 330 sqm on a plot of 460 to 590 sqm, and the 5 bedroom Rihal has 411 sqm on a plot of 615 to 680 sqm, with 5 bathrooms and 3 parking spaces. Amenities and lifestyle

IMKAN lists a community centre, a private marina, a private beach and abundant open space among Kayan's amenities, and places the second phase close to the private beach and to the canal that runs through the development. The wider AlJurf masterplan covers 380 hectares along 1.6 km of the Arabian Gulf and adds, in stages, a central park, marinas, mosques, a private school, shops, restaurants, hotels, heritage sites and a canal with 8 km of waterfront. SHA Emirates, the region's first SHA wellness resort, is part of the same masterplan.

Location and connectivity

AlJurf lies at Ghantoot on the coast between the two cities, within reach of both Abu Dhabi and Dubai. The neighbourhood around Kayan is already forming: IMKAN expected deliveries in AlJurf Gardens Phase 1 to start in the second quarter of 2024, and the ADREC register now lists Phase 2 of the gardens as built.

Handover and buying today

IMKAN expected the first Kayan phase to complete in the first quarter of 2025 and the second in the first quarter of 2026. IMKAN's own construction reports call the Kayan phase registration 1.4, and the ADREC register lists Al Jurf Gardens 1.4 with 61 villas, all sold, and construction at about 92 percent when read on 25 September 2026. IMKAN sold on plans such as 10 percent on booking, 30 percent during construction and 60 percent on completion, with options that spread half of the price over two or three years after handover. IMKAN has not published prices, so most purchases now come through resale, and our team confirms each villa's price, remaining instalments and handover date on enquiry.
