Phase 1 released villas and land plots inside AlJurf Gardens, which IMKAN describes as a tapestry of 500 landscaped plots. Two semi detached villa families carry published layouts. Shaden villas take their lines from the gazelle, with clear volumes and graceful finishes, and come as 2, 3 and 4 bedroom homes of 139, 186 and 236 sqm built area on minimum plots of 311, 420 and 525 sqm. Badya villas are modular and linear, drawn from the sweep of the desert, and come as 2, 3 and 4 bedroom homes of 131, 188 and 231 sqm on the same plot sizes. Every layout in both families has four or five bathrooms, a car port of 33 sqm and a plot of 311 to 525 sqm, and most layouts add balconies or terraces of 6 to 9 sqm. The phase also carried the Joud villas, built around courtyards, a majlis and maqa'ads, and the Budoor villas drawn from the Arabian tent, along with six grades of land plot for owners who wanted to build their own home.

Amenities and lifestyle

AlJurf Gardens sits at the heart of the AlJurf masterplan and has its own private beach and private marina, plus a central park that runs through the community with play areas and sports facilities. The wider destination adds marinas and beaches, mosques, a private school, shops, restaurants, boutique hotels, parks, heritage sites and a canal that brings another 8 km of waterfront. SHA Emirates, the first SHA wellness resort in the region, is being built inside AlJurf. The architecture is built around courtyards, a majlis and walkable shaded routes rather than long roads.

Location and connectivity

AlJurf covers 370 hectares in Ghantoot and runs 1.6 km along the Arabian Gulf coastline, on the stretch IMKAN calls Sahel Al Emarat. The community sits directly off the E11, the main road between the two cities, which puts Abu Dhabi city and Dubai within a comfortable drive in either direction, with Yas Island, Al Raha Beach and Khalifa City closer still on the Abu Dhabi side.

IMKAN lists AlJurf Gardens Phase 1 as sold out, so homes here change hands on the resale market and prices follow what owners are asking rather than a developer price list. Phase 2 released 98 more Joud and Budoor villas, and Kayan is the phase IMKAN is selling now, so a buyer can compare a finished home in Phase 1 against a new build a few streets away.
