The Arthouse

The Arthouse occupies a plot in Abu Dhabi's Saadiyat Cultural District, on Saadiyat Island. The buildings overlook Guggenheim Abu Dhabi and are surrounded by the Louvre Abu Dhabi, Zayed National Museum, The Natural History Museum Abu Dhabi and teamLab Phenomena, with Saadiyat Grove retail, Mamsha Al Saadiyat dining and Soul Beach nearby.

The development holds 281 residences across three buildings. Aldar released one, two, two plus and three bedroom apartments together with two sky villas. Published layouts run from around 1,000 sq ft for a one bedroom to roughly 2,700 sq ft for a three bedroom, with the sky villa layout close to 13,800 sq ft.

Prices at The Arthouse start from AED 3,300,000. The final figure depends on the building, the floor level, the layout and the outlook. Aldar reported 231 of the 281 residences sold as at 30 September 2024, so current pricing is best confirmed against live availability before you commit to a specific residence.

Aldar released The Arthouse on a 65/35 payment plan. Buyers pay a 10% Down Payment at sales launch, 55% in instalments through the construction period, and the remaining 35% on handover. Payment terms can differ on resale units, so the schedule should be confirmed for the specific residence you are buying.

Completion is scheduled for the second quarter of 2028. Construction was due to begin in the first quarter of 2025, following the sales launch on 31 July 2024. Only 50 of the 281 residences remained unsold at the end of September 2024, which is why availability at this address is now limited.

Shared facilities are built around creative and social use: an art studio and gallery, a creative rooftop majlis, a cinema, a core studio with dedicated yoga and Pilates rooms, an indoor gym, a tennis court, co-working space, a children's playroom and an entertainment lounge. The rooftop carries pools and a garden.

The Arthouse is developed by Aldar Properties, the Abu Dhabi listed developer behind much of Saadiyat Island and Yas Island. It is Aldar's first residential project inside the Saadiyat Cultural District, with interiors by the award winning studio DiLeonardo and premium branded kitchens and wardrobes fitted as standard.

Sales opened to all nationalities, so the project is open to residents and overseas buyers alike. It suits investors looking for a low volume address inside the cultural district, and end users who want beaches, museums and schools such as Cranleigh Abu Dhabi and New York University Abu Dhabi close to home.
