Saadiyat Reserve The Dunes sits within the Saadiyat Reserve masterplan on Saadiyat Island, Abu Dhabi. Aldar describes the community as located opposite the New York University campus and a short distance from Louvre Abu Dhabi, Manarat Al Saadiyat, Soul Beach and Cranleigh School, with the E12 highway close by for access to Yas Island and the main Abu Dhabi island.

The developer is Aldar Properties. The Dunes is the last phase of Saadiyat Reserve and consists of 83 villas in four and five bedroom layouts. Aldar announced the launch on 30 June 2021, opened sales on 3 July 2021, and confirmed on 7 July 2021 that all 83 villas had been sold, to buyers from 14 countries.

Two layouts were released. Four bedroom villas span 539 sq m, close to 5,801 sq ft. Five bedroom villas range from 637 sq m to 686 sq m, roughly 6,857 sq ft to 7,384 sq ft. Aldar designed every villa with a study and with both wet and dry kitchens, and buyers could customise finishes and specifications to their own preferences.

At launch Aldar priced four bedroom villas from AED 6,490,000 and five bedroom villas from AED 7,990,000. Those were the developer's release prices in 2021. Because the villas sold out and the community has since been completed, current figures are set by the resale market and vary by villa type, plot, position and condition, so ask our team for live pricing.

The plan recorded for this project is a 5% Down Payment, 35% paid across the construction period and 60% on handover. That structure applied to the original sale by the developer. A resale purchase today follows a different route, normally a deposit at the point of agreement followed by transfer of the title deed at the land department.

Aldar set Saadiyat Reserve The Dunes to be completed by Q1 2024 when it launched the phase in June 2021, and that date has now passed. Buyers therefore view finished homes in a settled community rather than off plan drawings, which removes construction risk and allows immediate occupation or rental from the day of transfer.

The villas draw on facilities built across the Saadiyat Reserve masterplan, among them a school, a mosque, community retail, fitness areas, sports courts and swimming pools. Aldar also sets out three focal points for the finished masterplan, namely a community hub, sport areas and family gathering spaces, plus picnic and play areas, lagoon pools and fitness stations joined by a pedestrian and cycle network.
