Saadiyat Beach Residences

Saadiyat Beach Residences is a private gated community in the Saadiyat Beach district of Saadiyat Island, Abu Dhabi. The same district takes in the championship beachfront Saadiyat Beach Golf Club and island resort hotels including The St. Regis Saadiyat Island Resort and Park Hyatt Abu Dhabi, and the Saadiyat Cultural District sits on the same island.

The community was originally developed by Tourism Development and Investment Company. Aldar Properties acquired TDIC's Saadiyat Island holdings in a transaction valued at AED 3.7 billion announced in 2018, and Aldar lists Saadiyat Beach Residences among its Saadiyat communities today. The six buildings were constructed by Dhabi Contracting under a contract worth AED 670 million.

There are 495 residences across six low rise buildings in a private gated community. It was released in two phases: 285 apartments with one to three bedrooms in the first phase, and 210 apartments with one to four bedrooms in the second phase. Ample parking is provided for both residents and visitors within the community.

Apartments range from one to four bedrooms across the two phases. Interiors were delivered with stainless steel Bosch appliances, Duravit sanitary ware, Hans Grohe tapware, granite and marble counter tops, and kitchen and bathroom joinery finished in timber veneer. Layouts and sizes vary by building, floor and aspect, so ask for the specific floor plan and area of any apartment you are considering.

It is a completed community rather than an off plan launch. The first residents were welcomed to the first phase in December 2012 and the second phase was targeted for completion in 2013. A buyer can walk the apartment, the buildings and the shared facilities in person, then move in or let the home without waiting on a construction programme.

Shared facilities include lap and children's swimming pools, tennis and basketball courts, multi purpose courts and fully equipped gymnasiums, covered outdoor barbecue areas with kitchenettes, separate prayer rooms for men and women, and sports and leisure facilities at the community centre. A retail centre with a grocery store, pharmacy, salon and coffee shop, plus a nursery for up to 120 children, formed part of the community plan.

The community was finished more than a decade ago, so Aldar publishes no staged Down Payment schedule for it. Buying here means dealing with a private owner: the price, the deposit and the completion date are negotiated between the two parties, and the purchase can be settled in cash or funded through a UAE mortgage.

It suits families and end users who want a finished, gated beachside home in a low rise community on an island that carries the cultural district, the golf club and resort hotels. It also suits investors who prefer an established, occupied building with a visible letting history and known service standards over a project that is still being built.
