Park view by Bloom Properties

Park View stands in the Marsa Al Saadiyat area of Saadiyat Island in Abu Dhabi, directly across from New York University Abu Dhabi. The Louvre Abu Dhabi is roughly 4 km away, and the Saadiyat Cultural District and Saadiyat Beach Golf Club sit on the same island. Bloom describes the district museums and the Yas Island attractions as around five to ten minutes away by car.

It is ready. Bloom Properties announced the start of handover at Park View in 2019, and the serviced apartment building beside it, Bloom Arjaan by Rotana, is now open and receiving guests. Buyers are therefore looking at completed homes they can inspect, occupy or let immediately rather than at a construction programme with a future delivery date.

The residential building holds studios and one, two and three bedroom apartments. Bloom Holding publishes minimum sizes of 530 sq ft for studios, 898 sq ft for one bedroom homes, 1,270 sq ft for two bedroom homes and 1,587 sq ft for three bedroom homes, and lists ten different studio layouts. Selected layouts include a maid's room.

Current availability at Park View starts from AED 800,000 for a studio, AED 1,390,000 for a one bedroom, AED 1,902,000 for a two bedroom and AED 2,519,000 for a three bedroom. Prices move with floor level, layout and outlook, so these are starting points rather than a fixed value for every unit in the building.

Bloom Holding lists a swimming pool, a kids play area, parking, restaurants, retail space, a gymnasium, landscaped gardens, Saadiyat beach access and round the clock security at Park View. The signature amenity is the floating infinity pool carried on the bridge between the two buildings, about 30 metres above the ground and presented at launch as the first sky pool in Abu Dhabi.

Bloom Arjaan by Rotana occupies the second building at Park View, with 217 serviced apartments running from studios to two bedroom units under Rotana management. Bloom Holding still sells units there from AED 954,000 for a studio, and states that a limited number of premium units carry a fixed 6.5 per cent return over three years.

It suits investors who want a completed apartment that is easy to let beside a university and a museum district, and end users who want to move into Saadiyat Island straight away. Studios and one bedroom homes attract academic and professional tenants, while two and three bedroom layouts, some with a maid's room, work for families.

Start by confirming which unit types are available, because availability differs between the resale market in the residential building and the serviced units still held by the developer.
