Homes and layouts

The homes range from studios to 3 bedroom apartments, and Aldar's project page gives areas from 318 sqft to 2,523 sqft. Aldar's own resale listings show 1 bedroom homes of 761 sqft and 2 bedroom homes of 1,203 sqft to 1,546 sqft. The floor plans show walk-in closets and powder rooms in the 1 and 2 bedroom layouts, and a maid's room and a study in the 3 bedroom layout. Nouran belongs to Aldar's design led urban living collection, alongside Manarat Living and Reeman Living, with bold, inviting lobbies and a choice of two interior schemes, light or dark, finished with porcelain tile floors and quartz kitchen counters.

Amenities and lifestyle

Life centres on The Courtyard, a green podium that Aldar calls the social heartbeat of the building. Around it are The Oasis adults' pool and The Splash kids' pool, Stride Lane for running, Padel Point, indoor and outdoor gyms and indoor and outdoor children's play areas. Inside there is the CineLounge, a Reading Nook, the Collab Loft for working from home, the Hub Lounge, multipurpose rooms and a sports hall. An e-scooter station sits in the lobby, a cycle vault stores bikes, and EV parking and charging are provided. Aldar is targeting an Estidama Pearl 3 rating and Fitwel 3 star certification.

Location and connectivity

Nouran Living is about five minutes from New York University Abu Dhabi and a short distance from Cranleigh Abu Dhabi, the American Community School Abu Dhabi and Berklee Abu Dhabi. Louvre Abu Dhabi, Manarat Al Saadiyat, the Natural History Museum Abu Dhabi and Guggenheim Abu Dhabi are close by, as are Soul Beach, Mamsha Al Saadiyat, Saadiyat Beach Club and Saadiyat Beach Golf Club. The E12 highway links the community with the rest of Saadiyat Island, Abu Dhabi city, Al Fahid Island and Yas Island, and nurseries, supermarkets and restaurants are already nearby.

Handover and buying today

Aldar launched Nouran Living with prices from AED 750,000 and opened sales to buyers of all nationalities on 19 March 2024. Construction was scheduled to start in the fourth quarter of 2024, and Aldar lists handover in the fourth quarter of 2027. The ADREC register, read on 25 September 2026, showed construction at 8 percent, and Aldar posted a construction update in June 2026. With the building sold out, homes now change hands through resale, including listings on Aldar's own resale marketplace. In a resale before handover, the buyer normally pays the seller for the amount already paid and takes over the remaining instalments to Aldar, and our team confirms those figures and the handover date for each unit.

Who it suits

Nouran suits a first time buyer or an investor who wants a compact, well planned apartment on Saadiyat Island near a university and the beach, and a small family that wants a 2 or 3 bedroom home with pools, sport and play space downstairs. With handover planned for 2027, it suits buyers who can wait for the keys.
