The development is in the Saadiyat Cultural District on Saadiyat Island, Abu Dhabi. It overlooks Zayed National Museum and its fountains, and sits close to Louvre Abu Dhabi, the forthcoming Natural History Museum Abu Dhabi and Guggenheim Abu Dhabi, Berklee Abu Dhabi, Mamsha Beach and the Saadiyat Grove retail and entertainment destination.

Aldar Properties is the developer and sole offeror. Mandarin Oriental Hotel Group provides the branding and manages the residences under a licence arrangement with Aldar. The architecture is by Bjarke Ingels Group and the interiors are by Lillian Wu Studio. Aldar announced the partnership on 21 October 2024 and launched sales on 21 November 2024.

The scheme holds 226 residences in total, ranging from one to four bedroom apartments through to five bedroom penthouses. Aldar describes the penthouses as single level homes with 360 degree views. The entry one bedroom layout measures 1,004.91 square feet, and our team can confirm sizes for each available bedroom count.

Prices start from AED 6,200,000. The final figure depends on the bedroom count, floor plate, level and outlook, with the upper penthouses priced well above the entry level. Availability at any given price point changes quickly, so ask our team for the current price list before you commit to a residence.

Aldar does not publish a payment structure for this project in its public material, so we do not quote a split here. Payment terms are set out in the sales and purchase agreement and can vary between releases. Completion is scheduled for 2028. Aldar launched sales on 21 November 2024, and the project is being delivered in the Saadiyat Cultural District. Aldar lists a signature spa, an indoor fitness centre, a gymnasium, workout and wellness studios, male and female salons, a swimming pool and a separate kids pool, kids play areas, a squash court, a cinema, a gaming room, a kids club, a residents lounge, a private dining room and a communal working space, plus a Mandarin Oriental Cake Shop and beauty bar.
