The towers hold 96, 85 and 61 homes and rise over two podium levels, a ground floor, 13 residential floors and a rooftop, with a 3.5 metre slab to slab ceiling height. Every home is a two to five bedroom layout. Sky villas at the top add a private terrace. Every home also carries:

Burtville publishes the bedroom mix rather than the areas, so the size of a home is read from its floor plan and set in the sale contract. Interiors use parquet flooring, marble feature walls, open plan living and a semi closed kitchen option.

Fifty nine per cent of the 94,000 sqft plot is landscape and leisure. Each tower has a rooftop infinity pool and a sea view garden of 3,775, 2,444 and 2,400 sqft. At ground level there is a 21 by 10 metre pool, a 16 by 8 metre family pool, a children's pool, an outdoor lounge of 3,320 sqft, a children's area of 2,280 sqft, an outdoor gym, a jogging track and barbecue pergolas, with health clubs and a sauna indoors. Location and connectivity

Al Raha Beach is an established waterfront community, and this plot sits at its gateway. Burtville publishes drive times of five minutes to Al Muneera, six to Al Raha Mall, ten to Yas Island and ten to Zayed International Airport, with downtown Abu Dhabi about twenty minutes away. Raha International School, Al Yasmina Academy and GEMS American Academy are close, as are Khalifa and Sorbonne universities. Parking runs to 477 spaces over two podium levels, with electric vehicle bays, two for each three, four and five bedroom home and one for each two bedroom home.

Payment plan and handover

Burtville has not published a price list or a payment plan for this project, so both are confirmed in writing when you enquire, against live availability. Handover is set for the second quarter of 2029, and the developer reported the project 22.3 per cent complete on 1 September 2026. The published service charge is 16 to 18 dirhams per sqft, and homes are freehold and open to every nationality.

Who it suits

This is a family scheme rather than a studio investment building: the smallest home has two bedrooms, a maid's room and a laundry room. It suits buyers who want a water view as standard and furnished handover.
