Finish snagging before your first tenant

AI illustration of a UAE residential construction site, not an actual project update
Collecting the keys to a new apartment on Yas Island or Saadiyat can make you want to rent it out the same week. Wait until the developer's snag list is closed. Once a tenant lives there, every remaining fix means arranging developer visits around someone else's routine, and a minor defect can become a source of complaints during the first months of the tenancy. Before advertising, test every system yourself: AC in each room, water pressure, drainage, sockets, appliances and door locks. Keep the developer's defect reporting contact and the reference numbers of any open items. When the list is closed, record the finished condition with dated photos. Your first tenant then moves into a completed home, and the tenancy starts without a backlog of repairs. Prepared by Masterpiece Property. Leave a cell empty until you ha

Plan ahead if you change banks mid-lease

You may change banks during a lease, but post-dated rent cheques drawn on the old account cannot be presented once that account is closed. If you plan to switch, tell the landlord early, well before the next cheque date. Agree in writing how the remaining payments will be made: replacement cheques from the new bank or another method the landlord accepts. Exchange the cheques in person or through the broker against a signed receipt, and get the old cheques back or a written confirmation that they have been cancelled. Keep the old account open until the sw
