Every villa in Marbella is a two storey house with a carport and a maid's room. The brochure gives the sellable area of each type:

• 3 bedroom villa, 2,734 sqft over two floors, from AED 3,876,000.
• 4 bedroom villa, 3,391 sqft, from AED 4,807,000.
• 5 bedroom villa, 4,607 sqft with a guest room and a driver's room, from AED 6,765,000.
• 6 bedroom villa, 5,500 sqft with a majlis, a show kitchen and a driver's room, from AED 8,397,000.

Each type comes in a Type A and a Type B elevation. Interiors are delivered in Bloom's Premium finish at no extra cost, with designer porcelain tiles and fitted kitchens, and an Upgrade package of marble, hardwood flooring and bespoke joinery can be selected at purchase or within 90 days after it.

Amenities and lifestyle

Marbella residents use the wider Bloom Living amenities, most of them within walking distance. The masterplan holds a central lake, interconnected parks with walking, running and cycling trails, and a main Clubhouse with pools and sports facilities. The Town Center carries restaurants, cafes, retail, a supermarket, a medical clinic and a wellness centre, and the community also has two international schools, places of worship, amphitheatres and the Sunrise and Sunset Plazas.

Location and connectivity

Zayed City is the planned extension of Abu Dhabi's capital district, east of the main island and next to Khalifa City. The address puts Marbella close to Zayed International Airport and on the road network that links the island, Yas Island and the Dubai highway, which is why the community attracts families who commute in more than one direction. Schools, clinics and daily retail are inside Bloom Living itself, so the car is not needed for the basics.

Payment plan and handover

Marbella is sold on a 5/45/50 plan: a 5 percent Down Payment on booking, 45 percent in instalments during construction and the remaining 50 percent on handover. Completion is set for the fourth quarter of 2028. Villas are freehold, the title is registered in the buyer's name, and we confirm the current release, the instalment dates and the registration fees in writing before you reserve.

Who it suits

The 3 and 4 bedroom villas are the entry point for a family moving out of an apartment who wants a garden, a maid's room and a school inside the community. The 5 and 6 bedroom houses, with a majlis and a driver's room, are built for larger households and for owners who host. Because Marbella comes late in the masterplan, buyers move into a community whose earlier phases and amenities are already being delivered.
