Mamsha Palm is developed by Aldar Properties, the Abu Dhabi developer behind much of Saadiyat Island. The building was designed by Koichi Takada Architects, the studio known for nature led architecture, and it forms part of Aldar's smaller and more exclusive residential launches inside the Saadiyat Cultural District.

The building sits in the Saadiyat Cultural District on Saadiyat Island in Abu Dhabi, close to Soul Beach. Louvre Abu Dhabi and Manarat Al Saadiyat are already open in the same district, while Zayed National Museum, Guggenheim Abu Dhabi, teamLab Phenomena and the Natural History Museum Abu Dhabi sit within the cultural quarter as well.

Mamsha Palm holds 44 residences. The mix runs from one to three bedroom apartments, and three four bedroom duplex sky villas sit at the top of the building. Published floor plans cover three separate one bedroom types with two bathrooms each, and a two bedroom type with three bathrooms.

One bedroom apartments start at 3,600,000 AED. Two bedroom homes start at 6,600,000 AED and three bedroom homes at 12,100,000 AED. Pricing for the four bedroom duplex sky villas has not been published, and availability moves quickly in a building of only 44 homes, so current prices are confirmed on enquiry.

The published plan asks 65 per cent through the construction period, paid in instalments linked to build milestones, with the remaining 35 per cent due on handover. Construction began in September 2024 and completion is expected in the fourth quarter of 2028.

Aldar lists a double height lobby lounge, a concierge, a gym, a bathhouse, a sauna and ice bath, a tea room, a rooftop pool area, a kids' play area and activated retail on the ground floor. A separate list of resident services covers housekeeping, laundry, cooking, pet sitting, valet, salon and spa, fitness and swimming classes and rental management.

Yes. Saadiyat Island is a designated investment zone and the units at Mamsha Palm are sold on a freehold basis, so buyers of any nationality can own the property outright and register it in their own name with the Abu Dhabi Real Estate Centre.
