Homes and layouts

The six bedroom villas carry a saleable area of 19,184 square feet on plots of 18,271 to 19,696 square feet. The seven bedroom villas measure 20,724 square feet on plots of 20,882 to 31,102 square feet. The two mansions sit in a class of their own at 55,146 square feet on plots of 70,625 and 78,930 square feet, which Aldar calls the largest allocation of space on the island. Every bedroom in a mansion has its own bathroom, and the plans put the service quarters, the back of house kitchen and the cold and frozen storage on a basement level that also holds eight parking bays.

Amenities and lifestyle

The mansions are planned around three zones. Living and dining spaces sit at the centre, served by two show kitchens and a wet kitchen. An entertainment zone holds a private cinema, an entertainment room and a golf simulator, and the mansion Aldar sold in 2025 also carries a private car gallery. A wellness zone gathers relaxation and treatment rooms, a steam room, a sauna and a Turkish bath, a salon and barber, and a gym with a yoga studio. Aldar names 1508 London for the interiors and Nordic Office Architects for the architecture, with Italian made kitchens and wardrobes. The outdoor landscape is delivered to the option the buyer selects, so the garden, the terraces and the pool are finished before the keys change hands.

Location and connectivity

Saadiyat Island is the cultural heart of Abu Dhabi, and Faya sits on its beach side. Louvre Abu Dhabi, teamLab Phenomena and the coming Guggenheim Abu Dhabi are on the same island, as are New York University Abu Dhabi, the island schools, the beach clubs and Saadiyat Grove. The golf club is at the doorstep, and bridges carry the island to the Corniche on one side and towards Yas Island and Zayed International Airport on the other. Aldar is targeting an Estidama 3 Pearl rating and Fitwel certification. Ownership is freehold, so buyers of any nationality can own and register a home in their own name.

Payment plan and handover

Aldar has not published a starting price or a payment plan for Faya Al Saadiyat, so both are agreed case by case and confirmed in writing. The community is under construction and Aldar gives completion as 2028. In July 2025 Aldar announced the sale of one of the two mansions for 400 million dirhams, the most valued home ever sold in Abu Dhabi, following the 137 million dirham penthouse at Nobu Residences Abu Dhabi in 2024. The same announcement reported 5 billion dirhams of sales on Saadiyat Island in the first half of 2025, with expatriates accounting for 86 per cent of buyers.

Who it suits

Faya suits a buyer who wants beach frontage, land and privacy on Saadiyat, and who values a very small neighbourhood over a large one.
