Homes and layouts

The building rises over two basements, a ground floor, nine residential floors and a roof, with a slab to slab ceiling height of 3.6 metres. Homes run from one to five bedrooms. Burtville publishes the layouts rather than their areas, so the size of a home is read from its floor plan and written into the sale contract. The homes are:

Location and connectivity

Masdar City is a working district rather than a plan on paper, with a free zone business hub, international schools, the Mohamed bin Zayed University of Artificial Intelligence, banks, restaurants and shops inside it. Burtville puts the park one minute away on foot and My City Centre Masdar three minutes, with Zayed International Airport about ten minutes by car and Yas Island about fifteen. The building is certified Estidama Pearl 3, targets a 45 per cent cut in energy use, and its basement parking includes 25 bays for electric vehicles.

Payment plan and handover

Burtville has not published a price list or a payment plan for this building, so both are confirmed in writing when you enquire, against live availability. Handover is set for the second quarter of 2029, and the developer reported the building 21.3 per cent complete on 1 September 2026. The published service charge is 16 to 18 dirhams per sqft. Homes are freehold and open to buyers of every nationality.

Who it suits

The smaller homes suit buyers who want a branded, furnished address in a walkable district with a rental market of Masdar City staff and students. The ground floor garden villas and the ninth floor duplexes suit families who want outdoor space of their own.
