Castor's brochure sets out four types: 8 studios of 511 to 567 sq ft from AED 654,530; 20 one bedroom apartments of 818 to 1,069 sq ft from AED 879,219; 12 one bedroom plus one room apartments of 1,204 to 1,335 sq ft from AED 1,259,034, which Castor describes as a typical two bedroom plus layout; and 6 two bedroom plus maid's room apartments of 1,280 to 1,638 sq ft from AED 1,423,988, a typical three bedroom layout. The layouts include maid's rooms, laundry rooms, dining rooms and closed kitchens, with park and community views. The floor plans use a central corridor, bring natural light to every unit and place units for privacy.

Amenities and lifestyle

Castor lists a gym, a swimming pool, terraces and balconies, covered parking and direct access to the community parks. The project also includes commercial and retail spaces.

Location and connectivity

ICONA is in Al Reeman, a master planned community within Al Shamkha with villas, buildings, green spaces and parks. Castor puts schools, hospitals and medical centres, malls and shopping about 5 minutes away, Shakhbout Medical City about 10 minutes, Zayed International Airport and Al Forsan International Sports Resort about 15 minutes, and Yas Island, with Yas Mall, Ferrari World and Yas Marina, and Sheikh Zayed Grand Mosque about 20 minutes. Dubai Parks and Resorts is about 40 minutes away.

Completion and payment plan

Castor gives construction start as Q4 2025 and completion as Q4 2027. Its brochure sets a 40/60 payment schedule: 40 percent in instalments through construction and 60 percent on handover. The ADREC register shows ICONA Residence 33.49 percent complete and 68.75 percent sold on 16 October 2026. We confirm which units remain, the instalments that apply to a unit bought today and the completion date in writing before you reserve.

Who it suits

ICONA suits first time buyers and investors who want a smaller building with a lower entry price in Al Shamkha, and families who want a maid's room, a closed kitchen and direct access to community parks. Because the register shows most of the building already sold, we check what is still available before anything else.
