Marsa Al Saadiyat activates the final phase of the Saadiyat Island masterplan. Announced by Aldar with an estimated gross development value of AED 100 billion, it is one of the most significant waterfront and mixed-use developments Abu Dhabi has ever unveiled, on an island already home to the Louvre Abu Dhabi, Zayed National Museum and the wider Saadiyat Cultural District.

As master developer, Aldar is planning an integrated destination across approximately 6.4 million square metres: private mansions, luxury villas, waterfront apartments and branded residences set alongside 5.6 kilometres of beaches, Abu Dhabi's largest marina, a theatre district, three schools, premium healthcare and community infrastructure. One walkable waterfront community, planned for more than 58,000 residents.

The project was unveiled in the presence of HH Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi, who announced its new name: Marsa Al Saadiyat replaces the former Saadiyat Marina District, a nod to the UAE's maritime heritage.

Marsa Al Saadiyat includes a dedicated theatre district anchored by Dar Al Funoon, a performing arts destination designed by the late Frank Gehry and opening in 2030, with more than 6,000 seats across multiple venues for year-round opera, ballet, theatre, music and international productions. A scenic pedestrian walkway connects the destination directly to the Saadiyat Cultural District.
