Measure the balcony for the way you will use it

Picture a small table with both chairs pulled out, then check whether someone can still reach the door. Note drainage, lighting and any space occupied by equipment. If you mainly want outdoor seating, a narrow decorative balcony may add advertised area without delivering the use you had in mind. A balcony should suit the way you will use it, not just look attractive in a photograph. During a viewing, check usable depth, door clearance and space for furniture. Notice privacy from nearby balconies and ask about building rules for outdoor items. If the property is off-plan, find the balcony dimensions on the approved plan.
