Compare offers on more than the price

AI illustration of a floor plan and keys on a property planning desk
When two or more offers arrive, the highest number is only one part of the picture. A buyer paying cash, a buyer who needs a mortgage, a request for an early or late transfer, conditions such as finance approval and the deposit offered can all change how likely an offer is to complete, and how well it fits your own plans. Ask your agent to set every offer out in one table with the same rows: price, payment method, proposed transfer date, conditions, deposit and flexibility on handover. For a Saadiyat villa, a slightly lower offer with fewer conditions and a transfer date that matches your move may suit you better. Decide with the full table in front of you. Ask to see the ownership document and the seller's ID, and ask your agent how any mortgage will be cleared on transfer day. Where a representative acts, request the power of attorney and confirm it c
