Book a second look after the old tenant leaves

Viewing a home while the current tenant still lives there has limits. Furniture can hide marks on walls, worn flooring or damp near skirting boards, and you rarely get to test every appliance. If you like the home, agree in writing on the date it will be handed over to you and on a second inspection once it is empty, before your move-in date. Use that second visit to open cupboards, run taps, switch on every AC unit and look behind where the sofa stood. List anything that needs attention and agree with the landlord, in writing, what will be fixed and by when. This is separate from recording condition on move-in day: it gives both sides time to deal with issues before your furniture arrives. Prepared by Masterpiece Property.
