Agree a transfer date your bank can meet

AI illustration of a shaded villa terrace and landscaped garden
A transfer date depends on several parties working in sequence. If you are financing, the bank needs to complete its valuation, issue the final offer and prepare its payment arrangements. If the seller has a mortgage, their bank must also prepare the release. When a date is set before these steps are understood, it often has to move, and the change unsettles everyone involved, including the seller's own plans. Before you agree a date, ask your bank how long each remaining step usually takes, and ask the seller's side for their bank's timeline too. Add a buffer of a few working days, then confirm the date in writing with the seller, both banks and your agent. A date everyone can meet is worth more than an early one. Before you accept an offer, ask the bank to explain partial and full early settlement: how much notice is required, whether any costs apply and how a partial payment changes the instalment or the term.
