Abu Dhabi market data, November 2026
The short answer
Not enough data this month: ADREC shows no yield for Madinat Al Riyadh in the data we read, and we need 3 sale and 3 rental listings of the same size to work one out (November 2026). A yield describes what rents and prices show; it is not a forecast of what you will earn.

We have not verified an official yield for Madinat Al Riyadh in this snapshot. If an asking-based figure is available above, compare it with registered rents in the same building before making a decision. Work your own numbers with the rental yield calculator and check the rents in Madinat Al Riyadh.
ADREC shows an apartment yield for too few communities around Madinat Al Riyadh to rank them this month (ADREC, 2025). Prices matter as much as rents: see the property prices in Madinat Al Riyadh.
A higher yield is not automatically a better home: it can come with older stock, higher service charges or more empty months. Gross yield leaves out service charges, empty months and the costs of buying, and it describes what rents and prices showed, not what you will earn (ADREC, 2025; Masterpiece Property listings, November 2026). Our guide to real estate returns in Abu Dhabi and the mortgage calculator show how costs and financing change the picture.
Gross rental yield is the rent for a year divided by the price of the home, as a percentage. It is gross: service charges, maintenance, empty months and the costs of buying are not taken off.
The official yield is ADREC's own figure for the district, worked out from registered sales and leases in 2025. The asking-based figure is ours: the median asking rent divided by the median asking price of listings of the same type and size on 5 November 2026. It needs 3 sale and 3 rental listings, and it is not the same thing as a registered yield.
Neither number is a forecast or a promise of what an investor will earn. Rents and prices change, and a single home can sit far from the median. Every month's figures are collected in the Abu Dhabi market report.
