Each villa type is offered in two styles, Modern or Contemporary, so a buyer chooses the elevation as well as the size. Aldar's published floor plans give the internal sellable areas: the three bedroom villa covers 302 to 304 square metres, or 3,251 to 3,272 square feet, the four bedroom villa 372 to 374 square metres, or 4,004 to 4,025 square feet, the five bedroom villa 459 to 460 square metres, or 4,941 to 4,951 square feet, and the six bedroom villa 494 to 495 square metres, or 5,317 to 5,328 square feet. Balconies and terraces add a further 8 to 45 square metres depending on the type. The plans place a majlis with its own washroom, a family living room, a dining room and a kitchen with a store kitchen behind it on the ground floor, with the bedrooms, a family dining space and a study room above. A maid's room with its own bathroom is standard, and the larger plans add a driver's room and a guest bedroom on the ground floor.

Amenities and lifestyle

Aldar lists a school, a mosque, community retail, green spaces, kids play areas, multipurpose sports courts and a running and cycling track inside the community. The layout is built around those green spaces rather than around the road, and each plot is drawn with bicycle racks at the front. The plans also mark two pool positions that the owner builds and future expansion areas of 20 to 40 square metres, so a family can add to the house later. Covered parking runs from two cars on the three bedroom plan to five on the six bedroom plan.

Location and connectivity

Al Shamkha sits between the city and the airport and has grown into one of the emirate's main family villa districts. Zayed International Airport and the Al Shamkha retail centres are within an easy drive, and the wider Alreeman development already carries the Reeman Living apartment buildings and the earlier Fay Alreeman villas, so shops, schools and mosques are established rather than promised.

Payment plan and handover

Aldar has not published a starting price, a payment plan or a completion date for Fay Al Reeman II on its own pages, so all three are confirmed on enquiry for the villa a buyer is considering, and we take them from the developer rather than from figures published elsewhere. For scale, Aldar's April 2022 announcement of the earlier Fay Alreeman release gave 554 villas from 2,700,000 dirhams, with handovers expected from the final quarter of 2025. The ownership terms that apply to a particular plot are confirmed with the developer before a reservation is signed.

Fay Al Reeman II suits a family that wants a large villa with a garden, a maid's room and generous covered parking at a price well below the island communities, and a buyer who wants a district that is already lived in.
