Sobha's brochure sets out the villa types with plot and saleable areas:

• 4 bedroom villa, 4,309 sqft saleable in type B and 4,516 sqft in type A, on plots of 4,506 to 5,849 sqft.
• 5 bedroom villa, 5,318 sqft saleable in type B and 5,418 sqft in type A, on plots of 5,489 to 6,556 sqft.
• 6 bedroom villa, 6,383 sqft saleable in type B, on a plot of 6,491 sqft.

The ground floor holds a guest bedroom, a formal living room, a family room, the dining area and kitchen, a powder room, a maid's room and the garage, with the pool deck and backyard behind; the 5 and 6 bedroom plans add a driver's room, and the 6 bedroom villa a show kitchen beside the working kitchen. The first floor carries two or three bedrooms with bathrooms and balconies, and the second floor one or two more bedrooms with a terrace; the master bedroom has a walk in closet. Each type also comes in a mirrored plan, marked AM or BM.

Amenities and lifestyle

For The Orchard, Sobha lists forest trails, a yoga zone and meditation deck, a mosque, a pavilion, a community garden, outdoor dining, cycling trails, multi-sport courts, family parks, a forest play park, a jogging track and wellness decks. Its brochure describes tree lined streets, green pockets for gathering and walking paths that link to the wider Sobha City network: the waterfront promenade with cafés and retail, the lagoon beach, an amphitheatre, an open air gym, a climbing and adventure park and children's play areas.

Location and connectivity

Sobha City sits at Al Bahyah on the coast, opposite Yas Island. Sobha's drive times put Yas Mall 13 minutes away, Zayed International Airport 14 minutes, Etihad Arena and Ferrari World 15 minutes, the upcoming Disneyland Abu Dhabi 15 minutes and Yas Bay Waterfront 18 minutes. The road north to Dubai is close by.

Payment plan and handover

Sobha's page gives starting prices from AED 9.05 million, subject to inventory availability, with the highest current price shown at AED 11.38 million; the price of each plot and type is confirmed on enquiry. Sobha has not published a payment plan for The Orchard on its page or in its brochure, so the instalment schedule is confirmed at reservation. The brochure's anticipated completion date is December 2029. Buyers of any nationality can own villas in Abu Dhabi's investment zones, and we confirm the ownership form of each plot in writing before reservation.

Who it suits

Large families who want a new detached villa with a private pool, a lift and rooms for staff in a green, low density neighbourhood ten to fifteen minutes from Yas Island and the airport, and buyers who prefer to choose a plot early: with 15 of 120 villas sold when the register was read, most positions are still open. The 6 bedroom villa, the largest at 6,383 sqft, suits households that host and need two kitchens.
