Sobha's page publishes the Tower A and Tower B layouts, and its brochure adds the larger types. Areas are total sellable areas, balconies included, and every apartment has a powder room and a balcony:

• 1 bedroom apartment, 566 to 609 sqft in types A, B and C on the page; the brochure lists further 1 bedroom types from 565 to 847 sqft.
• 2 bedroom apartment, 1,013 to 1,212 sqft in types A, B and C on the page, with two balconies in types A and B; the brochure runs from 990 to 1,548 sqft.
• 3 bedroom apartment, 1,383 to 2,518 sqft, in the brochure only.

Sobha describes homes oriented for light and views, with generous glazing and balconies that extend the living space towards the water. The brochure's unit lists name canal, amenity and green and promenade views, and take Towers A and B to level 12 and Tower C to level 10. Sobha's renders show open kitchens with dining space, bedrooms with floor to ceiling windows and a shared gym.

Amenities and lifestyle

For River Cove Residences Sobha lists a waterfront promenade, a café and retail strip, cycling trails, a mosque, leisure decks, a community pavilion, a lagoon beach, a jogging track, a fitness centre, family parks, landscaped parks and social lounges. Across Sobha City the masterplan adds multi-purpose lawns, an amphitheatre, sculptural gardens, tai chi and wellness lawns, outdoor dining, a jogging and forest cycling loop, an open air gym, multi-sport courts, an indoor games zone, a climbing and adventure park, meditation zones, children's play areas and shaded walkways, with parking, arrival courts and concierge services built into the plan.

Location and connectivity

Sobha City sits at Al Bahyah on the coast, opposite Yas Island. Sobha's drive times put Yas Mall 13 minutes away, Zayed International Airport 14 minutes, Etihad Arena and Ferrari World 15 minutes, the upcoming Disneyland Abu Dhabi 15 minutes and Yas Bay Waterfront 18 minutes. The road north to Dubai is close by.

Payment plan and handover

Sobha's page gives starting prices from AED 3.95 million, subject to inventory availability, and the current price list by tower, floor and view is confirmed on enquiry. Sobha has not published a payment plan for River Cove Residences on its page or in its brochure; the schedule is confirmed on enquiry. The brochure's anticipated completion date is December 2029. Buyers of any nationality can own apartments in Abu Dhabi's investment zones, and we confirm the ownership form of each unit in writing before reservation.

Who it suits

Buyers who want a waterfront apartment in a master community near Yas Island, at a smaller ticket than the Sobha City villas: the 1 bedroom types are the entry point, and the 2 and 3 bedroom types suit families who want the promenade, the schools and the parks within the community. Tenants working on Yas Island and at the airport are the natural rental market, thirteen to fifteen minutes away.
