Ask who services the AC and when

In Abu Dhabi, the AC works hard for much of the year, and a poorly maintained unit can mean warm rooms, water leaks or a noisy night. Before you sign, ask when each unit was last serviced and whether servicing is the landlord's, the building's or your responsibility. Ask too how often filters should be cleaned and whether you can do that yourself between technician visits. Then put the answers on a calendar: the next service date, the filter routine and the contact for booking a technician. Aim to have servicing done before the hottest months, when technicians tend to be busiest. Keep a note of each visit and what was done.
