Ask how the community handles security

Ask the community management how access really works: whether there is a gate or guard post, which common areas have camera coverage, how deliveries and contractors are admitted, and what happens when a resident loses an access card. These details shape daily life far more than a brochure line about a secure community. Walk the perimeter at two different times, for example a weekday morning and a weekend evening, and watch how the gate actually operates.
