Every residence is a two storey home on its own plot with a garage. The developer floor plans give three layouts:

• Four bedroom, 3,218 sqft of unit area on a plot of about 3,046 sqft, with a maid's room and bathroom, a laundry, a store and a family room upstairs.
• Four bedroom large, 3,488 sqft, with a second terrace, a wider kitchen and an extra bathroom.
• Five bedroom, 4,607 sqft on a plot of about 5,522 sqft, with a majlis, four en suite bedrooms beside the master, and a private pool on the premium variants.

Facades use arched windows, warm earth toned walls and flat roofs. Ground floors hold the kitchen, the dining room, the majlis or living room and the entrance lobby, with bedrooms, dressing rooms and a family room above, opening onto terraces and balconies. Some plots sit against the shore or the mangroves, and the developer sells park view and sea view variants of the five bedroom house.

Amenities and lifestyle

Location and connectivity

Rabdan sits between the road out to Dubai and the water, which keeps the drive times short in every direction. The developer gives 20 minutes to the city centre, 23 minutes to Zayed International Airport and about an hour to Dubai. Sheikh Zayed Grand Mosque is 11 minutes away, Al Qana 7 and Zayed Sports City 9. Brighton College, ADNOC Schools, Raha International School, GEMS American Academy and Yasmina British Academy are all inside about 17 minutes.

The homes are built and lived in, so a purchase here is a finished villa you can walk through rather than a drawing. The developer publishes a starting price of AED 4,000,000, and the figure rises with the layout, the plot and whether the house carries a pool, a park view or a sea view. The developer also states that its premium residences sit in an investment zone and can be owned by buyers of any nationality, and that buying a residence makes an owner eligible to apply for the ten year Golden Visa. Payment terms, service charges and what is actually available on the day are confirmed in writing before you commit.

Families who want a private beach and a school run under 20 minutes without leaving the capital, and owners who would rather buy inside a managed, finished community than wait on a construction programme. The five bedroom houses with a majlis and a pool suit larger households that host.
