Location on Yas Island

Ansam holds a golf course frontage, and Aldar notes that some apartments also take in a sea view. The wider island holds Yas Marina Circuit, Ferrari World, Yas Waterworld, Yas Beach, Yas Mall and seven hotels, so the leisure and retail offer sits within the same destination as the homes. Aldar's location map for the project marks Abu Dhabi Airport alongside the routes running towards Abu Dhabi and Dubai. Within the community, the landscaped grounds are linked by meandering pedestrian paths and seating areas.

Homes and finishes

The mix runs from studios through 1, 2 and 3 bedroom apartments. Aldar planned every unit around the surrounding views, using generous picture windows together with balconies and terraces, and carried the Andalusian character through pitched roofs laid in rustic tiles, arches, canopies and Spanish detailing across the facades. Glazing is doubled to hold back the summer heat. Interiors are delivered with kitchen and bathroom fittings, cabinetry, counter tops and sinks specified to a high quality, and bedrooms carry fitted wardrobes, with a separate walk in closet area in some master bedrooms. Apartments were sized to take standard furniture, which keeps layouts adaptable for families and for tenants.

Amenities and community

Each building has its own leisure deck holding infinity pools, adult swimming areas, shallow pools for younger children, sunbeds and loungers, pool bars and open space for occasional events, and these decks look over the golf course and the island attractions. Ansam also provides gymnasiums, a multi purpose hall reserved for residents, a park, a mosque and local retail outlets. Apartments run on central gas, electrical, water, fire fighting and security systems. Access roads and pathways interlock across the community, residents receive proximity cards for barrier access to parking, and every apartment has a drop off point reached through the lobby. Aldar designed Ansam as a Certified Pearl rated green community.

The appeal for buyers is that Ansam is finished and occupied rather than under construction. Interest at launch was strong: Aldar sold over 300 units at the first sales event, which drew more than 800 people, and released the most sought after golf and sea view homes at a second event later that month. Reported pricing at that 2014 launch started at about AED 705,000 for a 574 square foot studio, at an average of roughly AED 1,500 per square foot, and Ansam was the first residential development on Yas Island offered for sale to non UAE nationals. An end user can move in or let straight away, while an investor buys into an established Yas Island address with golf course frontage.
