Aldar's project page lists apartments from studios to 4 bedrooms, and describes the mix as modern apartments, duplexes and loft-style residences, all with balconies and waterside views. The three zones each have their own character:

• Al Naseem: three glass-sided buildings with stepped, rippling facades and translucent balconies on the marina front.
• Al Barza: loft-style studios and 1 and 2 bedroom apartments with open-plan, gallery-style interiors.
• Al Manara: the glass tower at the tip of the island with views in every direction.

Aldar no longer publishes floor plans or sizes for Al Bandar, so we confirm the layout and the exact area of each apartment from its title deed before you view it.

Amenities and lifestyle

Life at Al Bandar centres on the marina: 145 berths for boats from 6.5 to 24 metres with fuel, water and power, and a promenade of cafes and restaurants around the water. Al Bandar Plaza, Aldar's retail strip launched at the end of 2010, has 20 outlets across 5,748 sqm, including a supermarket, set among landscaped gardens and fountains. Residents share swimming pools, tennis courts and lawns, and the beach of Al Zeina and the shops of Al Muneera Beach Plaza are minutes away along the shore.

Location and connectivity

Al Raha Beach runs along the E10, the main road between Abu Dhabi island and Dubai, opposite Yas Island and next to Al Raha Gardens and Khalifa City. Al Bandar is the westernmost of the three finished Aldar neighbourhoods, next to Al Muneera and Al Zeina. Zayed International Airport, Yas Mall, the Yas Island theme parks and Al Raha Mall are a short drive away, and the schools of Khalifa City and Al Raha Gardens are close by.

Buying here today

Al Bandar is complete and sold out by Aldar, so apartments come from their owners: there is no developer price list or payment plan. Prices are set by each seller and move with the building, the floor, the view of the marina or Yas Island and the condition of the home. A purchase is paid in cash or with a mortgage from a UAE bank and completed at the transfer. Service charges are set by the community management and confirmed for each apartment. Al Raha Beach is one of the Abu Dhabi investment zones in which buyers of any nationality can own property, and we confirm what the title of each home allows before you make an offer.

Boat owners and buyers who want a finished waterfront apartment with a marina at the door, families who prefer an established community with its shops, pools and courts already in use to a new launch, and investors who want an apartment with steady rental demand from people working at the airport, in Khalifa City and on Yas Island. The studios and 1 bedroom lofts are the entry point, while the 3 and 4 bedroom apartments and the duplexes suit larger households.
